We currently have a great assignment for a Superintendent Tier 3 with one of our top clients.  As a Superintendent Tier 3, you will be supporting our client, a highly-respected construction firm specializing in construction management, design / build and general contracting services, based in the Lancaster, PA area.  


Job Responsibilities:


The Superintendent Tier 3 will be responsible for overseeing all phases of construction at the project site to ensure successful completion within the required budget and schedule, while ensuring top quality.  Reporting the General Superintendent on all matters concerning labor, equipment, and miscellaneous materials for the project, the selected individual will work in conjunction with the project team that may consist of a Project Manager, Project Engineer, Field Engineer.  This position requires supervision of projects totaling up to $30,000,000 or greater.


Position responsibilities include the following:

  • Reads and interprets project plans and specifications and analyzes construction methods and scheduling for details and sequences of work
  • Rectifies jobsite hazards immediately and ensures that all safety procedures are adhered to both by internal employees and subcontractor employees and visitors; assures that designated safety personnel conduct regular safety inspections and reviews and conducts weekly “Toolbox Talks”
  • Maintains detailed Daily Logs for work occurring onsite
  • Creates 3-week look ahead schedules for the project on a weekly basis and assists project management staff with overall schedule updates; proactively communicates upcoming work with subcontractors, vendors and clients  
  • Maintains direct contact with trade subcontractors and vendors to schedule deliveries and staffing needed and informs team of any delays or other issues
  • Coordinates closely with General Superintendent, Foreman and Project Manager to discuss staffing needs, equipment and supplies to ensure all are planned to be onsite in a timely fashion  
  • Establishes and maintains dimensional controls for project which may include the use of a third party surveyor or layout personnel  
  • Supervises the workmanship of subcontractors to ensure work is in compliance with the project drawings and specification and meets company quality standards
  • Checks shop drawings submitted by subcontractors and field measurements to confirm design requirements are met before materials are fabricated
  • Purchases miscellaneous jobsite materials and rough hardware and supplies as authorized by the Project Manager
  • Ensures that no extra work or deviations from the contract documents are made without proper authorization from the Project Manager; promptly brings Client and Architect requests for changes to the attention of the Project Manager for schedule and cost implication discussions
  • Meets with client representatives as appropriate to discuss the status of the project and review and identify areas of question; works in conjunction with Project Management staff to relay information to the client
  • Supervises internal field labor and makes recommendations on promotions and terminations; provides performance evaluations for staff as requested
  • Provides training and mentoring to internal employees on-site in areas of management and construction techniques  
  • Coordinates and schedules inspections and meetings with authority having jurisdiction  
  • Prepares and submits on a timely basis all information and reports required by the job cost and accounting procedures including daily reports
  • Supervises and coordinates completion of the final punchlist and site close-out activities
  • Communicates effectively with internal team members and external team members to function as part of the team and promote positive team dynamics
  • Ability to work with multiple supervisors on a jobsite and coordinate effectively for multiple supervision roles
  • Provides mentoring and coaching to develop carpenters, field engineers, foremen and superintendents
  • Successfully able to supervise renovation and new construction work
  • Manages multiple projects within a campus setting as applicable
  • Has ability to work within a campus setting and coordinate effectively with residents and staff for project logistics
  • Manages multiple superintendents that work on the project team as applicable
  • Excels at cost management and implements cost efficiencies where possible; provides feedback to project management team on cost savings ideas for the project  
  • Takes ownership of leadership and growth of all project personnel
  • Proactively communicates with all internal and external team members regarding schedule, quality, safety and costs
  • Is accountable for instilling proactive safety measures at every stage of construction
  • Capable of managing personnel with varying personalities and skill levels
  • Performs other duties as assigned

Specific qualifications for the Superintendent Tier 3 role include the following:

  • Minimum 10 years of supervisory experience on commercial construction projects
  • Must show robust commercial construction background and training completed 
  • Requires strong problem solving skills including generating solutions to problems and reviewing options with project team; often requires making quick decisions without consultation from others
  • Ability to plan out requirements to achieve layout for items on jobsite and inform project team if information is missing from CAD files or other documents
  • Proven ability to supervise and coordinate all personnel on jobsite; must be able to employ self-directed development
  • Ability to work well with many others, including internal employees, external trade subcontractors and vendors, architects, engineers and clients
  • Ability to navigate iOS products and Microsoft Office Suite proficiency a must
  • OSHA 30 hour certificate required
  • Formal education is not required
