Job Description

We currently have a great assignment for a Project Manager with one of our top clients.  The Project Manager leads a project team that will perform implementation activities for community college campuses.  This is a long-term opportunity based in San Jose, California.

Job Responsibilities

The primary responsibilities of the Project Manager will be to provide management, leadership and complete oversight of multiple construction projects of varying sizes.  The project portfolio for this Project Manager position includes the complex planning and implementation activities associated with community college campus projects, including:

  • Responsibility for the deliverables for planning site analysis, master planning, program development, project feasibility studies, financial modeling, business planning, market analysis, report writing and giving presentations
  • Responsibility for master planning activities, site analyses, needs assessments, program planning, feasibility studies, financial modeling and market analyses
  • Responsibility for the implementation of assignments including cost estimating, construction monitoring, constructability reviews, budget reconciliations, project documentation, public approvals & permitting, A&E selection management and schedule compliance
  • Responsibility for the full-management of medium to large-scale assignments of over $25MM in total project cost
  • Directs or develops client deliverables including written reports, presentations, budgets, schedules and program that are tailored to meet client's desired outcomes and scope requirements
  • Coordinates and directs the day-to-day activities of assigned project staff, both internal and external (JV partners, sub-contractors, architects and builders) to achieve project goals and objectives
  • Participates in staff development, mentoring and training of staff under project manager's direction and provides input on annual performance reviews for those staff
  • Directs or develops monthly client billings and ensures timely collection of receivables (if applicable)
  • Serves as the client's "trusted advisor" focused on additional services and repeat projects
  • Participates in strategic planning for respective operating group, attends farming meetings, develops proposal materials and attends interviews
  • Presents to students, industry groups or conferences and develops thought-leadership materials all with an eye towards being viewed as a "visible expert" in the respective industry market
Job Requirements

Specific qualifications for the Project Manager role include:

  • Minimum of a Bachelor’s Degree in architecture, engineering, construction management, economics, finance, urban planning, real estate management or related field; Master’s Degree strongly preferred
  • Six plus years of experience in a leadership role managing community college projects of significant scale
  • Valid driver’s license
  • Comprehensive understanding of Microsoft Office Suite applications including Word, Excel and PowerPoint plus MS Project
  • Ability to apply technological solutions to consulting or PM assignments
  • Ability to work independently with minimum supervision
  • Ability to successfully manage multiple projects concurrently
  • Ability to be productive in a fast-paced, multi-dimensional work environment
  • Excellent oral and written communication skills
  • Excellent group facilitation and presentation skills
  • Excellent organizational and project management skills
  • Strong analytical and critical thinking abilities
  • Strong understanding of real estate, finance and accounting principles
  • Demonstrated commitment to client satisfaction and ethical business practices
